and non-rental vacation properties.
Basic Time Periods: Weekly, Bi-Weekly, Monthly
Basic Home Caretaking Services:
- Weekly home inspection interior/exterior
- Run dishwasher through cycle
- Flush all toilets
- Run all faucets to insure water is in traps
- Check crawl space/basement for water leaks
- Check phone and security system for proper operation
- Check all doors and windows
- Open, be present for (unless otherwise agreed upon) and close up for service providers
- Check temperature and heating system
- Check electrical panel/circuit breakers
- Check smoke detector batteries and operation
- Start automobiles in garage monthly
- Maintain accessible entryways
- Check drive for plowing to insure fire truck access
- Accept UPS and FedEx packages and place in home
- Security Contact for alarm calls
- Home inspections during adverse (cold, storms) weather conditions
- Check exterior buildings (if applies)
- Be available for whatever comes up
Maintenance: Suggest, cost, arrange and supervise all required maintenance of home and vehicles with owner approval.
Accounting: Monthly itemized statements emailed with property updates.
Cost: Depending on your location, a per trip charge is standard, with an hourly fee if over an hour. For example, $25/weekly trip for basic services. If waiting for a service call, $25/hour. Errand related services are $35/hour.
